Dubai at Mid-2026: A Record Start, a Quieter June and a Handover Wave That Arrives Slowly

Dubai Land Department data show AED 286 billion of property sales in H1 2026 after a record 2025. June's sales value was less than half of January's, and H1 completions of 24,537 homes compare with the 120,000 once cited for the full year.

    Dubai entered 2026 off its strongest year on record. Dubai Land Department (DLD) data reported by Gulf News show AED 682.49 billion of property sales across 214,912 transactions in 2025, up 30.64% in value and 18.82% in volume on 2024. Including mortgages and gifts, the Dubai Media Office put the 2025 total at more than AED 917 billion across more than 270,000 transactions; the DLD figures reported by Gulf News put it at AED 919 billion. The fourth quarter of 2025 alone produced AED 187.47 billion of sales, the highest quarter on record, and 129,600 first-time investors entered the market during the year.

    2026 so far: a strong first quarter, a quieter June

    The first quarter extended the run. DLD reported AED 252 billion of real estate transactions in Q1 2026, up 31% year on year, across 60,303 transactions, up 6%. Investment value rose 22% to AED 173 billion, the number of investors grew 8% to 48,448, and 29,312 of them were first-time investors, up 14%. Foreign investment reached AED 148.35 billion in the quarter, up 26%.

    By mid-year the pace had eased. DLD data reported by Khaleej Times put property sales at AED 286.43 billion in H1 2026, about 42% of the full-year 2025 total. January 2026 was the strongest month, at AED 72.16 billion over 15,896 deals; June 2026 recorded AED 32.66 billion over 13,766 deals. The deal count fell about 13% between the two months while value fell about 55%, so the average value per deal dropped from about AED 4.5 million in January to about AED 2.4 million in June. Reported deal counts for the half differ: Khaleej Times cited 79,229 sales transactions, while DLD figures reported by Emirates 24|7 put the number at about 86,000.

    The regional conflict: what the data recorded

    Registrations continued through the regional escalation that began on 28 February 2026: DLD data showed 3,570 sales worth AED 11.93 billion between 2 and 9 March 2026. Listed property shares moved more sharply, with Dubai's real estate share index losing more than 15% in a single week, The National reported. The official releases published so far do not isolate the conflict's effect on later months.

    The supply wave, measured against official completions

    The 2026 supply debate was framed by Fitch Ratings in May 2025. Fitch said about 120,000 units were planned for handover in 2026, against about 90,000 in 2025 and 30,000 in 2024, and expected a price correction of no more than 15% from the second half of 2025 through 2026, after prices rose about 60% between 2022 and Q1 2025.

    DLD's own completion data give a firmer read. In H1 2026, 104 projects were completed, against 75 in H1 2025, with a total investment value of AED 111 billion, up 52%. They added 24,537 residential units, up 36% on the 18,043 completed a year earlier, and 1.95 million square metres of built-up area. That is roughly a fifth of the 120,000 units Fitch cited for the full year. The two figures measure different things, planned handovers against completed projects, but the gap shows that the scheduled wave is arriving more slowly than the headline number implied.

    The number that reaches the rental market is the official completion count, not the scheduled pipeline.

    The read

    On official data, Dubai in 2026 is a market that has slowed from a record pace rather than one in retreat: Q1 transaction values were still 31% higher than a year earlier, and H1 sales already equal about 42% of 2025's record total. But June's sales value was less than half of January's, and the average deal size has come down. The numbers to watch are DLD's monthly sales, the H2 2026 completion count against Fitch's 120,000-unit reference point, and rents as new stock is handed over.

    ٢٠٢٦ حتى الآن: ربع أول قوي ويونيو أهدأ

    واصل الربع الأول الزخم ذاته، إذ أعلنت الدائرة أن التصرفات العقارية بلغت ٢٥٢ مليار درهم في الربع الأول ٢٠٢٦، بارتفاع ٣١٪ على أساس سنوي، عبر ٦٠٬٣٠٣ صفقات بزيادة ٦٪. وارتفعت قيمة الاستثمارات ٢٢٪ إلى ١٧٣ مليار درهم، ونما عدد المستثمرين ٨٪ إلى ٤٨٬٤٤٨ مستثمراً، منهم ٢٩٬٣١٢ مستثمراً جديداً بزيادة ١٤٪. وبلغت الاستثمارات الأجنبية ١٤٨٫٣٥ مليار درهم خلال الربع، بارتفاع ٢٦٪.

    ومع منتصف العام تباطأت الوتيرة. فبحسب بيانات الدائرة التي نشرتها خليج تايمز، بلغت مبيعات العقارات ٢٨٦٫٤٣ مليار درهم في النصف الأول ٢٠٢٦، أي نحو ٤٢٪ من إجمالي ٢٠٢٥ كاملاً. وكان يناير ٢٠٢٦ أقوى الأشهر بمبيعات قدرها ٧٢٫١٦ مليار درهم عبر ١٥٬٨٩٦ صفقة، في حين سجّل يونيو ٢٠٢٦ ٣٢٫٦٦ مليار درهم عبر ١٣٬٧٦٦ صفقة. وتراجع عدد الصفقات بين الشهرين بنحو ١٣٪ مقابل هبوط القيمة بنحو ٥٥٪، فانخفض متوسط قيمة الصفقة من نحو ٤٫٥ مليون درهم في يناير إلى نحو ٢٫٤ مليون درهم في يونيو. وتتباين الأعداد المنشورة لصفقات النصف الأول: فقد أوردت خليج تايمز ٧٩٬٢٢٩ صفقة بيع، بينما أشارت بيانات الدائرة التي نشرها موقع الإمارات ٢٤|٧ إلى نحو ٨٦٬٠٠٠ صفقة.

    النزاع الإقليمي: ما رصدته البيانات

    استمرت عمليات التسجيل خلال التصعيد الإقليمي الذي بدأ في ٢٨ فبراير ٢٠٢٦، إذ أظهرت بيانات الدائرة ٣٬٥٧٠ عملية بيع بقيمة ١١٫٩٣ مليار درهم بين ٢ و٩ مارس ٢٠٢٦. وكانت حركة أسهم العقار المدرجة أحدّ، إذ فقد مؤشر العقارات في سوق دبي أكثر من ١٥٪ خلال أسبوع واحد بحسب صحيفة ذا ناشيونال. ولا تعزل البيانات الرسمية المنشورة حتى الآن أثر النزاع على الأشهر اللاحقة.

    موجة المعروض في ميزان الإنجاز الرسمي

    تشكّل النقاش حول معروض ٢٠٢٦ انطلاقاً من تقرير وكالة فيتش للتصنيف الائتماني في مايو ٢٠٢٥، الذي أشار إلى نحو ١٢٠٬٠٠٠ وحدة مخطط تسليمها في ٢٠٢٦، مقابل نحو ٩٠٬٠٠٠ وحدة في ٢٠٢٥ و٣٠٬٠٠٠ وحدة في ٢٠٢٤، وتوقّع تصحيحاً سعرياً لا يتجاوز ١٥٪ بين النصف الثاني من ٢٠٢٥ ونهاية ٢٠٢٦، بعد ارتفاع الأسعار نحو ٦٠٪ بين ٢٠٢٢ والربع الأول من ٢٠٢٥.

    غير أن بيانات الإنجاز الصادرة عن الدائرة تقدّم قراءة أدق. ففي النصف الأول ٢٠٢٦ اكتمل ١٠٤ مشاريع مقابل ٧٥ مشروعاً في النصف الأول ٢٠٢٥، بقيمة استثمارية إجمالية بلغت ١١١ مليار درهم بزيادة ٥٢٪. وأضافت هذه المشاريع ٢٤٬٥٣٧ وحدة سكنية، بزيادة ٣٦٪ على ١٨٬٠٤٣ وحدة أُنجزت قبل عام، إلى جانب ١٫٩٥ مليون متر مربع من المساحات المبنية. ويعادل ذلك نحو خُمس الـ١٢٠٬٠٠٠ وحدة التي أشارت إليها فيتش للعام كاملاً. ويقيس الرقمان أمرين مختلفين، أي التسليمات المخططة مقابل المشاريع المنجزة، لكن الفجوة تُظهر أن الموجة المجدولة تصل بوتيرة أبطأ مما يوحي به الرقم المعلن.

    الرقم الذي يصل إلى سوق الإيجار هو عدد الوحدات المنجزة رسمياً، لا خط المشاريع المجدول.

    القراءة

    وفق البيانات الرسمية، تبدو دبي في ٢٠٢٦ سوقاً تباطأت من وتيرة قياسية لا سوقاً في تراجع: فقيمة تصرفات الربع الأول كانت أعلى بنسبة ٣١٪ من العام السابق، ومبيعات النصف الأول تعادل بالفعل نحو ٤٢٪ من إجمالي ٢٠٢٥ القياسي. لكن قيمة مبيعات يونيو جاءت دون نصف قيمة يناير، وانخفض متوسط حجم الصفقة. والمؤشرات الجديرة بالمتابعة هي المبيعات الشهرية الصادرة عن الدائرة، وعدد الوحدات المنجزة في النصف الثاني ٢٠٢٦ مقارنة بمرجع فيتش البالغ ١٢٠٬٠٠٠ وحدة، ومستويات الإيجار مع تسليم المخزون الجديد.
