Bahrain's property market lost value but little volume in the first half of 2026. The Survey and Land Registration Bureau (SLRB) recorded 4,950 sale transactions worth BHD 660.1 million in H1 2026, against 5,099 worth BHD 775.2 million in H1 2025: 2.9% fewer deals and 14.8% less value.

A weak first quarter, a firmer second

The damage came early in the year. SLRB's first-quarter report shows 2,195 sales worth BHD 283.9 million. On our arithmetic, that leaves about 2,755 sales worth BHD 376.3 million for the second quarter, 32.6% more in value than the first. March was the low point, with 339 sales as regional hostilities weighed on activity, according to SLRB figures reported by the Daily Tribune.

Off-plan buying was hit hardest. Off-plan sales contracts totalled BHD 25.27 million in the first quarter, down 29% on a year earlier, according to official figures reported by the Daily Tribune.

The summer points to stabilisation. SLRB figures reported by the Daily Tribune show 988 sales worth about BHD 134 million in July 2026, up from 857 in June and 770 in May. Those running counts come from SLRB's live statistics and differ slightly from its half-year report, which we use as the reference: the live tally put H1 at 5,038 sales worth BHD 671.03 million.

    Who is buying, and where

Bahraini buyers carried the half. Bahraini owners accounted for BHD 597.0 million of first-half sales, about 90% of the total, and their number rose 4.0% to 5,155. GCC nationals held steady at 259 owners and BHD 30.6 million. Buyers of other nationalities pulled back most: 394 owners bought BHD 32.6 million of property, against 694 owners and BHD 49.9 million in H1 2025, a 43% fall in buyers.

By governorate, the Northern Governorate led at BHD 220.8 million, up 3.7%, while the Capital fell 34.0% to BHD 176.1 million. Land remained the largest category at BHD 315.6 million. House sales fell 29.8% in value to BHD 162.7 million, flats slipped to 1,287 deals worth BHD 91.6 million, and whole buildings rose 26.5% to BHD 80.9 million. Mortgage registrations rose 14.5% to 1,731.

Bahraini buyers carried the half; foreign buyers are the gap the residency cut was meant to close.

    The foreign-buyer levers

On 26 November 2025 the Nationality, Passports and Residence Affairs (NPRA) at the Ministry of Interior cut the minimum property investment for Golden Residency from BHD 200,000 to BHD 130,000 (USD 345,000), a reduction of about 35%. Officials said the aim was to stimulate the real estate sector and let more foreign investors qualify. H1 2026 was the first full half-year under the lower threshold, and foreign buying fell rather than rose; with the regional backdrop, it is too early to judge the measure.

Where foreigners may buy is set out in SLRB's official ownership maps. Approved projects include Bahrain Bay, Reef Island, Water Garden City, Manama Lagoon, Nurana, Bahrain Marina and Bahrain Harbour in the Capital; Diyar Al Muharraq, Amwaj Islands, Dilmunia, Muharraq Lagoon and Investment Gateway Bahrain in Muharraq; Marsa Al Seef in the Northern Governorate; and Riffa Views, Durrat Al Bahrain, Danat Al Bahrain and Nuun Bahrain in the Southern Governorate, alongside designated mixed-use building zones.

    What to watch

SLRB's third-quarter report will show whether July's rebound held through August and September, and whether foreign and off-plan buying begin to recover under the lower residency threshold.
